Aileen and Bruce inherited this vacant lot in Lehigh Acres, Florida. Unfortunately, we see this a lot when someone passes away; their heirs receive their assets, including vacant land. The problem, many times, is they don’t know what to do with it and still have the expense of real estate taxes, general liability, and, in some deed-restricted communities, the upkeep of lawn maintenance.
Chris is in the world of real estate and other business ventures. His plan was to develop this land and build a spec home. However, living up in New York, it no longer made sense to tackle that project so far south. We were able to close this quickly so he could deploy the capital on other projects up north.
Tracy’s situation was tough, to say the least. When Hurricane Ian ravaged SW Florida, so many were affected, including us, our families, and friends. Tracy and her husband came back to their home to find that the water was about 5′ high inside. Many other investors were offering prices that were for land value. We saw that we could build it back as it was thus giving them a higher purchase price!!
